厦门多家银行房贷调整出炉 最低首付30%   10月5日,厦门楼市新政出台后,有关个人房贷具体将怎么调,引起了准购房族们的关注。昨天,导报记者从多家银行获悉,个人房贷的调整细则也出炉了。主要变化的是首套房贷的首付比例,对于无房贷记录的,不管有没有住房,购买普通住宅最低首付30%。此外,尽管多数银行的房贷利率暂未变动,但也有个别银行进行了微调。   首套房贷首付款调整   在10月5日的楼市新政中涉及商业房贷的规定是,对于购房人家庭首次贷款购买普通商品住房的,首付款比例不低于30%;对于购房人家庭名下有一笔住房贷款未结清,再申请贷款购买普通商品住房的,首付款比例不低于60%,再申请贷款购买非普通商品住房的,首付款比例不低于70%。   但是,对于首次贷款购买“豪宅”的首付比例,以及曾有房贷记录但已结清的首付比例该怎么计算,则需相关的配套细则确定。昨天,这个细则出炉了。   导报记者从多家银行获得的信息显示,此次细则调整的主要内容有:对于无房贷记录的,不管有没有住房,购买普通住宅最低首付30%(原为无住房25%),若为非普通住宅则执行最低35%的首付(原为无住房30%);有1笔房贷记录且相应房贷款已结清的购房者,不管名下有没有住房,购买普通住宅首付比例均上调至35%(原为30%),购买非普通住宅首付比例均上调至45%(原为40%)。   可见,此次调整的变化主要是首套房贷首付成数。另外,普通住宅与俗称“豪宅”的非普通住宅,首付成数也有区别。目前,普通住宅的界定标准是,住宅小区建筑容积率在1.0以上、单套建筑面积在144平方米以下(含144平方米)的住房。   据悉,此次调整的时点是10月9日,住宅交易时点在此之前的按旧政策执行。   首付升月供款降   这次调整后,不少准购房族要多准备首付款了。不过,因为贷的款少了,月供款和利息却可以节省一些。   假设购买一套300万元的普通住宅,之前无住房,调整前后的最低首付款分别为75万元、90万元。按房贷利率9折、贷款20年计算,月供款分别为14125.53元、13183.83元,减少了941.7元。   最低利率多数打9折   昨天出炉的调整细则,有关利率的规定没有变动,有1笔未结清房贷的,利率不低于央行基准利率的1.1倍,有2笔未结清房贷的,暂停发放贷款。   目前,首套房贷利率,市场主流为最低9折,即年利率4.41%。昨天,导报记者从房贷市场获悉,建行、中行、交行等,最低利率都为9折,作为外资银行的汇丰银行厦门分行,最低8.5折。   也有银行业人士向导报记者透露,利率还要重新申请,不确定接下来是否调整。   而据金融搜索平台融360的9月份厦门数据,虽然厦门房贷市场主流为最低9折利率,但相比前一个月,已有个别银行从9折提高到了9.2折。融360分析师认为,从全国范围来看,9月份首套房优惠利率银行环比首次下降,这意味着银行的利率优惠基本到了下限,后续可能收紧优惠。   导报记者 钟榕华相关的主题文章:
